Best Neighborhoods to Rent an Apartment in Riyadh (2026)

Riyadh has 200+ neighborhoods. Most rental guides rank them by vibes. We ranked them by data: median rent, listing supply, price per square meter, and amenity coverage across 14,957 apartment listings from 13+ platforms.

The citywide median apartment rent in Riyadh sits at SAR 45,000/year (SAR 3,750/month). But that number hides massive variation. Al Yarmouk averages SAR 30,000. Al Qairawan averages SAR 72,500. Same city, 2.4x price gap.

We split the 10 strongest neighborhoods into three tiers.

Budget tier: under SAR 35,000/year

Al Yarmouk

  • Median rent: SAR 30,000/year (SAR 2,500/month)
  • Median area: 94 sqm
  • Supply: 502 listings
  • Amenities: 75% AC, 43% elevator, 17% parking

Al Yarmouk is the cheapest neighborhood in our top 10 with real supply behind it. Two thirds of listings are 1-bedroom apartments. Singles and couples on a budget start their search here. It sits in east Riyadh with direct access to King Fahd Road.

The tradeoff: smaller units and older buildings. But at SAR 2,500/month, few neighborhoods compete on pure value.

Dhahrat Laban

  • Median rent: SAR 40,000/year (SAR 3,333/month)
  • Median area: 153 sqm
  • Price/sqm: SAR 271 (lowest in the top 10)
  • Supply: 539 listings

Dhahrat Laban offers the most space per riyal in Riyadh. At SAR 271 per square meter, you get 153 sqm at the median, compared to 94 sqm in Al Yarmouk for SAR 10,000 less. Families who need three or four bedrooms without paying north Riyadh prices gravitate to Dhahrat Laban.

Located in southwest Riyadh, it connects to the city center via Makkah Road. Building stock is newer than east Riyadh, and the neighborhood has grown fast over the past five years.

Mid-range tier: SAR 35,000 to 55,000/year

Al Aqiq

  • Median rent: SAR 38,000/year (SAR 3,167/month)
  • Median area: 100 sqm
  • Supply: 627 listings
  • Amenities: 79% AC, 42% elevator

Al Aqiq sits on the KAFD (King Abdullah Financial District) corridor in north-central Riyadh, surrounded by SAR 70K+ neighborhoods like Al Malqa and Al Narjis. The median here is SAR 38,000 because 71% of its supply is 1-bedroom units. Young professionals who want a north Riyadh address without the family-apartment price tag tend to land in Al Aqiq.

Al Rimal

  • Median rent: SAR 42,000/year (SAR 3,500/month)
  • Median area: 155 sqm
  • Price/sqm: SAR 333
  • Supply: 630 listings

Al Rimal is east Riyadh's largest rental market by supply. It matches Dhahrat Laban on space (155 sqm median) at a slightly higher price. More than half the supply is 3-bedroom apartments. The neighborhood runs along the Eastern Ring Road, giving direct highway access to the airport and eastern exits.

Al Munsiyah

  • Median rent: SAR 45,000/year (SAR 3,750/month)
  • Median area: 129 sqm
  • Supply: 577 listings
  • Amenities: 67% AC, 37% elevator, 31% parking

Al Munsiyah sits right at the citywide median. Its appeal is balance: enough supply (577 listings) to negotiate, a mix of 1-bedroom (221 units) and 3-bedroom (215 units) options, and a location in northeast Riyadh close to Imam University and the Riyadh Metro Green Line stations.

Al Olaya

  • Median rent: SAR 44,000/year (SAR 3,667/month)
  • Median area: 100 sqm
  • Supply: 182 listings

Al Olaya is Riyadh's commercial center. The median rent is close to the city average at SAR 44,000, but the catch is unit size: 60% of listings are 1-bedroom. If you work in the Olaya/Tahlia corridor and want a walkable commute, this is the only neighborhood where that is possible. Supply is tighter (182 vs. 500+ in other neighborhoods), so listings move fast.

Premium tier: SAR 65,000+/year

Al Yasmin

  • Median rent: SAR 68,000/year (SAR 5,667/month)
  • Median area: 145 sqm
  • Price/sqm: SAR 480
  • Supply: 601 listings

Al Yasmin is the best value in north Riyadh's premium zone. Its median is SAR 2,000 lower than Al Narjis and Al Malqa, with more space (145 sqm vs. 135 and 126). The neighborhood is west of King Fahd Road, and its building stock skews newer. 46% of listings are 3-bedroom family apartments.

Al Narjis

  • Median rent: SAR 70,000/year (SAR 5,833/month)
  • Median area: 135 sqm
  • Price/sqm: SAR 526
  • Supply: 1,443 listings (largest in Riyadh)

Al Narjis has the most rental supply in the entire city. With 1,443 listings, renters have leverage to negotiate. The neighborhood is the anchor of Riyadh's northern expansion zone. 61% of units are 3-bedroom, and 45% include parking. Most buildings are new compounds and family-oriented developments.

Al Malqa

  • Median rent: SAR 70,000/year (SAR 5,833/month)
  • Median area: 126 sqm
  • Price/sqm: SAR 570
  • Supply: 1,210 listings

Al Malqa matches Al Narjis on price but offers more variety. One third of its supply is 1-bedroom (393 units), making it one of the few premium neighborhoods with a real singles market. It borders KAFD and has the highest elevator coverage (52%) of any neighborhood in our analysis.

Al Qairawan

  • Median rent: SAR 72,500/year (SAR 6,042/month)
  • Median area: not available
  • Supply: 418 listings

Al Qairawan is the most expensive neighborhood in our top 10. It sits at the northern edge of Riyadh's built-up area, between Al Narjis and Banban. The neighborhood is newer than its peers, with construction still active. Renters pay more for the newer building stock and larger floor plans.

Mistakes renters make when picking a Riyadh neighborhood

Picking by price alone. A SAR 30,000 apartment that adds a 45-minute commute costs you time and fuel. Factor in your workplace location before filtering by rent.

Ignoring supply depth. A neighborhood with 20 listings gives you no negotiating leverage. The top 10 above all have 180+ listings. More supply means more options and weaker landlord pricing power.

Comparing across bedroom counts. Al Aqiq's SAR 38,000 median looks cheap next to Al Narjis at SAR 70,000. But Al Aqiq is 71% one-bedrooms while Al Narjis is 61% three-bedrooms. Compare within the same bedroom count using the Darak neighborhood comparison tool.

How we picked these neighborhoods

We started with the 200 neighborhoods that have active apartment-for-rent listings on Darak, pulled from 13+ Saudi real estate platforms including Aqar, Bayut, PropertyFinder, and Haraj. We filtered to neighborhoods with at least 15 listings (statistical minimum for a reliable median), then ranked by a combination of supply depth, price-to-space ratio, and amenity coverage.
