Can You Afford to Rent in Riyadh on a SAR 10,000 Salary?

We ran that number against 25,000+ active rental listings across 13 platforms. Five Riyadh neighborhoods fit comfortably. A few more if you stretch.

The 30% Rule at Every Salary

Financial advisors worldwide use the same benchmark: spend no more than 30% of gross income on rent. Saudi Arabia has no income tax for most residents, which makes the rule more forgiving than in other countries.

SAR 10,000: Five Neighborhoods That Fit

SAR 36,000/year. These are the Riyadh neighborhoods where the median apartment rent falls within that ceiling:

Al Yarmouk and Al Khaleej stand out: both have 300+ apartments under budget, which gives you real options. Al Shifa and Al Aziziyah are cheaper but with thinner inventory (50-odd listings each).

Medians are the midpoint. Half of listings in each neighborhood cost less. On Darak, sort by "Best value" to find apartments priced 20-30% below these medians.

You give up proximity to the CBD. These neighborhoods sit in south, east, and west Riyadh. But Al Yarmouk has direct metro access, and Al Khaleej connects to the Eastern Ring Road.

Al Nakheel (SAR 90,000 median) still exceeds the 30% threshold at this salary. The most expensive neighborhoods in Riyadh need SAR 25,000+/month to rent within the rule.

The North-South Divide

North Riyadh clusters above SAR 60,000/year. South and east cluster below SAR 35,000. Two people with the same apartment size pay double depending on direction.

The Riyadh median across all neighborhoods: SAR 50,000/year. That requires a SAR 14,000 salary to stay within the 30% rule.

Other Cities Go Further

Riyadh is the most expensive Saudi rental market. The same salary stretches further elsewhere:

  • Jeddah: More neighborhoods under SAR 36,000 than Riyadh, with coastal access
  • Eastern Province: The most affordable major market in the Kingdom
  • Madinah: Cheapest of the five cities. SAR 7,000 salary covers a comfortable 2BR.

Over 30%? Four Ways Back Under

Many Riyadh residents spend 35-45% on rent, especially in the north. If you want back under the line:

  1. Look one neighborhood over. Prices drop 20% across a highway. Use Riyadh to compare adjacent areas.
  2. Go south, go new. South Riyadh has post-2020 buildings at half the price of similar quality in the north.
  3. Split a 2BR. SAR 40,000 split two ways is SAR 20,000 each. Comfortable on a SAR 7,000 salary.
  4. Negotiate stale listings. Apartments listed for 30+ days are ripe for a discount. Darak shows listing age and price history.

  • Junk listings excluded via Winsorized percentiles (P5/P99.9)
