Budget tier: under SAR 35,000/year

Ar Rayan

  • Median rent: SAR 29,400/year (SAR 2,450/month)
  • Median area: 221 sqm
  • Price/sqm: SAR 129 (lowest in Jeddah's top 10)
  • Supply: 126 listings

Ar Rayan gives you the most space per riyal in Jeddah. At 221 sqm median, units here run larger than anywhere else on this list. The neighborhood skews toward families: 77% of listings have 3+ bedrooms. The tradeoff is lower AC coverage (23%) and location in south Jeddah, farther from the Corniche.

Al Bawadi
