Jeddah sits on the Red Sea coast and operates on different rules than Riyadh. The city is warmer, more cosmopolitan, and more walkable in its central neighborhoods. It has fewer gated compounds and more open apartment living. For expats, that translates to a wider range of neighborhoods where you can integrate into the city rather than being sealed off from it.

We filtered 3,594 active apartment listings across 13 platforms to 9 neighborhoods that work for professional expats. The criteria: international schools within driving distance, medical facilities that accept international insurance, English-speaking services, and buildings that rent to non-Saudis without friction. Each entry includes the current median rent, listing count, and nearby amenities from live data. Numbers reflect the market as of April 2026.

We grouped the 9 neighborhoods into three tiers based on price.

Premium tier: SAR 55,000+/year

These neighborhoods sit on or near the Corniche and attract senior professionals, consulate families, and expats whose employers cover housing. Buildings are newer, amenity coverage is higher, and the Red Sea is close enough to walk to.

Al Shati

  • Median rent: SAR 60,000/year (SAR 5,000/month)
  • Listings: 20
  • Median area: 100 sqm

Al Shati is Jeddah's beachfront address. The Jeddah Corniche and Waterfront are a 6-minute walk. The ROSHN Waterfront development sits at the same distance. The European Medical Center is 14 minutes on foot, and Atelier La Vie Center handles retail needs at a similar walk.

This is the smallest market on the list at 20 listings. Half are one-bedroom, and the other 7 are two-bedroom. There are almost no family-sized units. The P25-P75 range runs SAR 46,000 to 70,000. At 95% AC and 90% elevator coverage, building quality is the highest of any neighborhood in this guide.

Supply is tight, so expect zero negotiating room. Units turn over fast. If you see something, move on it within days. The median price per sqm (SAR 519) is the highest in Jeddah by a wide margin.

Al Hamdaniyah

Hamdaniyah Boulevard mall is 6 minutes walking. Olas Medical Center sits at 6 minutes and Deryaq Medical Complex at 7 minutes. The neighborhood connects to the Northern Corniche Road, giving access to the coast and the rest of the city.

If you are choosing between the two cities, the differences that matter for housing:

Price. Jeddah's citywide apartment median (SAR 36,000) runs about 20% below Riyadh's (SAR 45,000). The gap widens at the premium end: Jeddah's top neighborhoods (SAR 55,000-60,000) are cheaper than Riyadh's (SAR 60,000-82,000).

Supply. Riyadh has roughly 4x the apartment listings. That means more choice but also more competition for the best units. Jeddah's smaller market moves faster; good listings disappear within days.

Lifestyle. Jeddah has the Corniche, a milder winter, and a more relaxed social atmosphere. Riyadh has Boulevard, KAFD, and a more structured entertainment scene. Jeddah is more walkable in its central core.

How to choose between these neighborhoods

Start with the Corniche question. Unlike Riyadh, where proximity to KAFD or the DQ drives location decisions, Jeddah's defining axis is the coastline. Neighborhoods west of King Abdulaziz Road (Al Shati, Al Zahra, Al Rawdah) cost 30-50% more than those east of it (Al Marwa, Al Nuzhah, Al Faisaliyyah). Decide if walkable beach access matters to your daily life before filtering.
